How to get real estate leads, in the order that worked

Search how to get real estate leads and you will be handed a list of sixteen strategies with no indication which of them produced anything. Cold calling sits next to door knocking sits next to a newsletter, all weighted equally, none measured.

We run the content and the CRM for 10 Canadian agent accounts. Those CRMs hold 31,175 lead records from August 2025 to the end of August 2026, and the records say which of these actually works. This is the same list, put in order, with the ones that produced nothing left out.

What is the fastest way to get real estate leads?

Meta lead ads, and they work within the week. Of the 31,175 records, 9,838 came from a paid form filled in inside Facebook or Instagram. Ninety six percent of those carry an email address and 98 percent arrive tagged with the campaign that produced them, so you know on arrival whether you are looking at a pre construction enquiry or a resale one.

The catch is that it stops the same week you stop paying. Paid buys reach on demand and owns none of it. Costed properly, that is a real estate cost per lead question, and we have written that up separately in what a real estate lead should cost in Canada.

How do you get real estate leads for free?

Publish content that answers a decision, then automate the reply. 7,502 of the records came in through Instagram messages: somebody watched a reel, commented a keyword, and an automated message opened the conversation.

That channel costs nothing per lead once the content exists, and it keeps producing in months when no money is being spent. The tradeoff shows up in the record. Only 12 percent of those leads carry an email address, against 96 percent from paid forms, because people give a phone number inside a conversation and skip the email field.

Both groups carry a phone number. If your follow-up runs on email, half your pipeline never hears from you again.

What should you post to get real estate leads?

The decision your buyer is currently stuck on, not the property. A listing video reaches people already looking at that exact house, which is the smallest audience you have, and they forget you the moment it sells.

Ravi Dhir had published 161 reels himself before we started, averaging 1,736 views. The reels we wrote averaged 67,118. The change was not the camera. It was publishing the arithmetic behind a deal instead of the address.

The campaign tags show what people actually respond to. Pre construction produced 6,359 leads across the 10 accounts and resale 5,385, and below those the tags stop being categories and become specific figures: 796 leads on an $800k apartment, 225 on a 500k home. A price a buyer is weighing pulls harder than a property type.

How do you turn a comment into a lead?

One keyword, and a reply that arrives in seconds rather than hours. Every reel ends on a single word. Somebody comments it, an automated message goes out immediately, and the conversation lands in the CRM tagged by source.

Speed is the whole mechanism. A midnight comment answered at midnight becomes a phone number. The same comment answered at noon the next day usually becomes nothing, because the person has moved on and the question has stopped mattering.

How many real estate leads should you expect?

The median across the 10 accounts is 287 leads per account per month. The range runs from 42 to 664, and the accounts at the bottom are the newest ones rather than the worst agents.

Volume also moves with the season. Across all 10 accounts together, July 2026 produced 4,430 leads and August 4,223, against 2,545 in May. A quiet spring is not a broken funnel.

One figure in that count is worth separating before you judge any channel. 5,768 of the 31,175 records, close to a fifth, were typed in by hand after a call, an open house or a referral. Those are people the agent already had. Marketing is answerable for the other four fifths.

How long before the leads start arriving?

Paid within the week, organic messages within the first month, and neither at full volume for about three. The first reels do not perform like the twentieth, because the account has no audience yet and the presenter is still learning where to stand.

Robin Patel's account went from about 200 followers to more than 20,000 in nine months, and he describes the outcome as three to four referral calls a week from reels. That is the shape of it: quiet, then compounding.

Most agents stop somewhere in month two. The accounts that worked are the ones that were still publishing in month four.

Where do the leads actually come from once they arrive?

Worth knowing before you judge a channel, because the two produce structurally different records. A paid lead arrives as a full name, an email, a phone number and a campaign tag. A message lead arrives as an Instagram username and a phone number, and only 13 percent carry any tag at all, because no campaign created them.

That changes what you can do with each. You can segment paid leads on arrival and mail them. You have to talk to message leads, and the conversation is where the qualification happens rather than the form.

Neither record is better. A CRM that treats them the same will under-report one of them.

What does not work for getting real estate leads?

Three things show up repeatedly, and all three feel productive while producing nothing. They survive because each one is measurable in effort rather than in outcome: you can count the posts you made, the hours you spent and the list you bought, and none of those numbers tell you whether anybody replied.

Faceless content belongs on that list too. It can collect views without producing a single conversation, because nobody rings a video they cannot attach a person to.

What should you do first if you are starting from nothing?

Fix the profile, then the automation, then the content, then the budget. The order matters more than the effort, because each step is what makes the next one pay. Content sent to a profile nobody can identify is wasted, and a comment that arrives before the reply automation exists is a lead you never had.
