Social media marketing for realtors, in Hindi, Punjabi, Gujarati and English.
Instagram Reels that make buyers feel they already know you. Organic lead generation for realtors, with paid campaigns when you want them.
Property volume closed is the value of transactions our realtor clients report, not TheXMedia revenue. Every follower, view and comment above is organic, with zero ad spend behind it. Meta lead campaigns, for the realtors who choose to run them, are a separate service and reported separately.
Realtor reels that crossed a million views
25 reels past a million on Instagram alone, for 14 agents from Vancouver to Edmonton to the GTA, 49 million views between them. Counted only inside the months we ran each account, so nothing here is someone else's work. Facebook carries more on top. Every one is organic, and every one is a live post you can open and check.
View counts checked on 17 August 2026. Drag or scroll the row to see the rest; it pauses while you do.
Why most realtor Instagram marketing gets ignored
Just Listed. Just Sold. A market update nobody asked for. RECO regulates every agent and brokerage in Ontario, and their feeds are close to indistinguishable. A buyer scrolling at 11pm cannot tell you apart from the other forty agents they follow.
So they go with whoever their uncle recommended. Referrals stay king, and you stay stuck waiting for your turn in someone else's conversation.
The agents winning right now are the ones people feel they already know before the first call. That is a content problem, and it is fixable.
We script in the language the objection gets raised in. That means writing for the question your buyer's father will ask at the dinner table, in the language he will ask it in. A Punjabi caption on an English video does not do that.
Listing videos
Reach the people already looking at that exact house. That is a tiny audience, and they forget you the moment it sells.
English-only content
Your strongest buying community is bilingual at work and Gujarati or Punjabi at home. English-only content meets them at the wrong moment.
Ads with weak creative
A listing photo, a price and a phone number. The targeting can be perfect and the ad still gets scrolled past, because nobody stops for a brochure. Spend rises, cost per lead rises with it.

A sample of the accounts we run, from Vancouver and Edmonton to the GTA, Durham Region and Kitchener-Waterloo. Every handle below is a live profile with a public follower count you can go and check yourself right now.
Real estate is the biggest roster we run, not the only one. The same team, the same shoot days and the same scripting process are behind our mortgage agents, insurance brokers, law firms, restaurants, car dealerships, car detailers and AI companies. Each page carries its own numbers, scoped to the months we ran those accounts.
What a personal branding agency for realtors actually does
Most agencies hand you a content calendar and wish you luck. As a real estate content marketing agency we research who buys from you, write the scripts around your personality, direct the shoot, build the creative, publish it, and turn the engagement into organic inquiries. One 90 minute ideation call, two shoot days of two hours each, and a monthly performance review is all we need from you.
-
Audience research and content ideation for realtors
We map who actually buys from you before a word gets written: which community sends your referrals, which language they think in, and which markets they search, from Brampton and Mississauga to Waterloo Region and Hamilton. A family that argues about money in Gujarati wants the explanation in Gujarati. Then a recorded 60 to 90 minute ideation call on Google Meet turns your own stories and listings into the month's scripts.
-
Real estate reel scripts in your buyer's language
Every reel is written in Hinglish, Punjabi, Gujarati or English, built around what your buyers are already searching: pre-construction launches across Toronto, Mississauga and Brampton, 5% deposit structures and HST rebates for first-time buyers, cash-flowing rentals and basement income, commercial units, plazas and land, and whatever moved in the market that week.
-
Video shoot direction for real estate agents
Two shoot days cover a month of content. Two hours each, four hours a month in total. We tell you where to stand, what to wear and how to deliver the first line. Most realtors freeze the second a camera turns on, so the direction matters more than the equipment.
-
Property reel editing built for watch time
Captions, pacing, hook framing and sound design tuned for how people actually watch Reels: muted, one-handed, half asleep at midnight. Burned-in subtitles carry more weight in Hinglish than in English, because most people read the line before they hear it. The edit gets about one second to stop a thumb. Read our breakdown of the editing mistakes that kill property reels.
-
Turning Instagram views into real estate leads
Every reel ends in a single keyword CTA. Someone comments GHAR, an automated DM goes out in seconds, and the conversation lands in a CRM with the lead tagged by source. One realtor we run this for takes over 100 inbound leads a month from organic reels alone. A midnight comment gets answered at midnight.
-
Meta and Google ads for realtors
OptionalGrowth stays organic. For realtors who also want paid lead flow we plan and run Meta lead ads for realtors and Google ads, and we run SEO on Uplift AI, our AI SEO partner. Ad creative gets built the way we build a viral reel: scripted, shot and edited to be watched. An ad someone actually watches is an ad someone actually inquires from.

The buyer conversation is not the same in Brampton as it is in Surrey. Most of our realtors are in Ontario, because the studio is in Mississauga and they can shoot here. The rest we run remotely, from Surrey to Calgary to Ahmedabad.
Greater Toronto Area
Toronto, Mississauga, Brampton, Markham, Vaughan, Milton, Oakville, Caledon
Where most of our own roster works, and the most crowded agent market we see. Content has to earn attention against forty other agents posting the same listing.

Durham Region
Ajax, Pickering, Whitby, Oshawa, Bowmanville, Clarington
The commuter belt. GO train into Union, detached homes and newer subdivisions, bought by families the GTA priced out.

Kitchener, Waterloo & Cambridge
Kitchener, Waterloo, Cambridge, Breslau, Guelph
Tech corridor and university towns. Most buyers here work in the region rather than commuting out of it, and there is a Gujarati community with its own word of mouth.

Hamilton & Niagara
Hamilton, Burlington, Stoney Creek, Ancaster, Niagara
Steel-town prices with GTA proximity. Buyers compare it against Mississauga on price per square foot and win, then keep going south into Niagara for the same reason.

Greater Vancouver & the Fraser Valley
Surrey, Langley, Vancouver, Abbotsford, Delta, Richmond, Burnaby · British Columbia
Punjabi-first scripting matters more here than anywhere else we work, and the prices are nothing like Ontario's.

Alberta
Edmonton, Calgary
Where the migration from Ontario lands. Buyers arriving for the price difference respond to investment and cash-flow content harder than to lifestyle content.

United States
Texas, Massachusetts
Same playbook, different market. One account crossed 13K followers in roughly three months.

Ahmedabad, India
Ahmedabad
Gujarati-first scripting for buyers at home, and for NRI families in Canada looking back at property in India. 8M views on five reels.

Realtor content marketing questions, answered
The questions that come up on almost every first call, answered the way we answer them on the call: shoot days, languages, ads, and how long leads actually take.
Yes, for the content that works best. Buyers hire the agent they feel they already know, and that only happens when they see your face and hear how you talk. You do not need to be polished. Most of our realtors were uncomfortable on camera in month one and stopped noticing by month two. We direct every shoot, so you are never guessing what to say.
Nothing changes except the room. You need a decent mic, which we will pick for you, and an iPhone or any good phone. Our team gets on a Google Meet, sets the space up with you at home or at your office, then stays on the call and directs you line by line through every script, exactly as we would in the studio. That is how we shoot our clients in Surrey, Vancouver, Calgary, Edmonton and Ahmedabad. Where a shoot needs more than a phone, we arrange a professional videographer in your city.
Both, and the same team makes both. Every follower, view and comment we report is organic, with zero ad spend behind it. Separately, for realtors who want paid lead flow, we run Meta lead campaigns and Google ads, and we build that ad creative the way we build a viral reel: scripted and edited to be watched rather than skipped. Some of those videos are made for the campaign only and never posted to the grid. That is why our ad creative tends to pull cheaper leads than a listing photo with a phone number on it.
Hinglish, Punjabi, Gujarati and English. The language is chosen per client, not per company. Ravi Dhir's scripts are written in Hindi so they land with Punjabi and Pakistani buyers alike. Shitul Patel's are Gujarati-first for Kitchener and Cambridge. A Punjabi buyer in Brampton scrolls past a polished English listing video and stops on someone speaking the way their family speaks at home.
That is where most of our realtors start. Robin Patel had about 200 followers when we began and passed 20,000 without ever running a follower ad. A small account is not the problem. Posting once a fortnight, in English, about a listing nobody asked to see is the problem. The first 90 days are about volume and consistency, which is why we shoot 12 a month instead of three.
36 reels, because we publish 12 a month. Views move first, usually inside the first 30 to 60 days. Inbound messages follow in month two or three, once your profile has enough content that a stranger can tell what you actually do. Our fastest start so far was a realtor who crossed 13,000 followers in roughly three months, which is a best case rather than an average. Anyone promising you closed deals in week one is selling you something else.
Yes, outside the GTA we work with realtors in Kitchener, Waterloo and Cambridge, Hamilton and Niagara, Edmonton and Calgary, and Surrey and Vancouver, plus agents in the US and India. Everything is remote apart from shoot days.
Yes, and we build for the rule rather than around it. RECO requires your brokerage name to appear clearly in your advertising, and that includes Instagram, Facebook and TikTok. We put it in your profile, in the on-screen graphics and in the caption template, so nothing you post has to come down later. If your brokerage has stricter house rules, send them over before the first shoot and we script to them.
Ask us before you sign. We keep deliberate distance between clients who chase the same buyer in the same pocket of the same city, and we will tell you honestly on the call whether your area is already taken.
What does social media marketing for realtors actually get you?
Social media marketing for realtors works when the content sounds like your buyer's own life rather than a listing sheet. Across 100+ realtors the pattern repeats: scripts in the language spoken at home, a face buyers recognise before the first call, and a CRM that catches the DM the moment it arrives. Organic reach carries most of it, and Meta and Google campaigns run alongside for the agents who want paid volume as well. The first three months are slow. Month four is usually where it starts compounding.
