5 Reels for realtors in Brampton that actually get DMs

Property tours make sense on paper. But they rarely generate leads. A viewer watching a property tour is browsing, not buying. They have no reason to reach out to you specifically.

The five formats below change that. Each one positions the realtor as the person to call when the viewer is ready to act.

Format 1: The mortgage calculation reveal

Pick a real property at a real price point. Walk through the actual monthly payment breakdown using today's rate, the stress test, the down payment, and the monthly carry cost. Be specific. Real numbers build credibility faster than anything else. Most buyers are stuck on the listing price and have no idea what that translates to monthly.

Format 2: The government program explainer

FHSA, RRSP Home Buyers Plan, First-Time Buyer rebate, HST rebate on new builds. Pick one program per video and explain it as if you are talking to a cousin who just moved to Canada. Walk through a real example with numbers, not just stating the benefit.

Format 3: The mistake story

Tell the story of a buyer who made a common mistake. Give them a name. The wrong neighbourhood for their commute. Skipping the pre-inspection. Going with the cheapest mortgage broker. Show the consequence, then show the smarter path. Loss aversion is stronger than aspiration.

Format 4: The neighbourhood deep dive

Pick one neighbourhood you know well and give a 60-second honest breakdown: what you get at different price points right now, what has changed in the last 12 months, what the schools and transit actually look like. Be honest about the drawbacks, not just the positives.

Format 5: The market timing take

Once a month, share your actual opinion on whether this is a good time to buy, sell, or wait in your specific market. Not the vague it depends on your situation non-answer. A real take with real reasoning and real data: MLS days-on-market, price-to-list ratios, inventory levels.

What the data says about which of these actually works

We can be more specific than a list of formats, because we have measured the accounts.

The pattern that holds across verticals is that content about the decision a buyer is making outperforms content about the thing being sold. On one car detailing account we studied in full, everything that was not about the shop's own services averaged 8.5 times what the service reels did. The winners were driving rules, fines, and buying a car in Canada. Not one of the top twenty was about the service the shop actually sells.

The same shape shows up in real estate. A property tour is content about the listing. A mortgage calculation, a government program, or a mistake that cost somebody money is content about the decision, and it reaches people who are not yet looking at your listings.

Explainers are more reliable, stories produce the outliers

One finding worth knowing before you commit a month of scripts. On an immigration lawyer's account with 119 reels, we expected the client stories to win, because they are the more human format. On the mean they did, 251,459 against 220,865. On the median they lost badly: 55,878 against 111,950 for the straight legal explainers.

Read that carefully, because it changes what you should plan. The explainer is the more reliable reel, the one that gives you a decent week most weeks. The story is the lottery ticket, and it is where the 2.9 million view reel came from. A content calendar built only on stories has a much wider spread than most agents can afford to sit through.

What the ceiling looks like

For a sense of scale on these formats when they land: 2,935,962 views on a single immigration reel, 2,519,026 on a realtor reel in Edmonton, 1,644,577 for an Oakville realtor, and 1,028,682 for a Durham Region agent. All four are public accounts and all four numbers come from full scrapes rather than screenshots.

None of those were property tours.

How many of these you actually need to publish

Format matters less than cadence, and we can put a number on the cadence too. Across four client accounts we measured this month, the publishing rate that produced results sat between eight and thirteen reels a month: 119 reels over about fourteen months on one account, 142 over eleven and a half on another, 41 over four months on a third, 29 over eleven weeks on a fourth.

That is roughly two to three a week, sustained. It is less than most agents assume and more than most manage.

The month a schedule slips is visible in the numbers

We watched this happen on one account in detail. Through February and March its median reel did 21,956 and 32,378 views. In April the median fell to 7,601. The content mix had not changed and the category that carried the account was still being published at the same volume.

What changed was the shooting schedule. April produced 26 reels against the usual 30 to 33, and published them across 20 days instead of 27, with seven going out in three days. A gap, then a catch-up batch. Thin material stretched to fill a slot performs exactly as badly as you would expect, and the recovery took two months.

So before you worry about which of the five formats to lead with, make sure you can film consistently enough to publish two a week for a quarter. The format decides how good a reel can be. The cadence decides whether the account compounds.
