He talks about the team before he talks about the views.

He had been part of somebody else's team, left it, and wanted to build his own. What he needed first was enough inbound to serve himself and then hand down to other agents.

He says he is now the best-known realtor in Surrey and Vancouver in Hindi and across the Punjabi community, and that realtors started approaching him because of it. He founded Stone Group off the back of that and runs five to six full-time agents in it.

He was doing three to four deals a month on his own. He puts the team at eight to nine a month now, and they recently took the brokerage's Best Performing Team award.

The part he raises first is not the reach. It is that we built the lead handling, the Meta campaigns and the business processes underneath it, so the team had somewhere to put the work.

Who is Benny Jain?

Benny Jain sells in Surrey and Vancouver, in Hindi and Punjabi, into a large and concentrated Punjabi-speaking market. It is also one of the most contested real estate markets in Canada, which is the context for everything below.

The scripts are Surrey and Vancouver money problems told as somebody's actual situation: four students pooling to buy, a couple who bought cheap near a cemetery and found out why, a family who lost everything to a frozen estate after a truck accident. Specific people, specific numbers, and a lesson the viewer can use.

We also ran his Meta lead ads and helped build the business processes underneath, because a team of six needs somewhere for the leads to land. He raises that part first, before the reach.

What made the Benny Jain case study work?

  1. Followers are not the ceiling. The biggest reel did 4,656,168 views on an account of 8,422 followers, about 554 times the follower count. The audience for a story about buying a first home in Surrey is everyone who rents in Surrey, not the people already following an agent.
  2. Day one can work. The first reel of the engagement did 497,223 views against an account averaging 2,353. It does not usually happen this fast and we would not promise it, but it does mean the delay is rarely the algorithm learning who you are.
  3. The lift is real on the median too. 57.8 times on the mean is carried by two reels over a million. The median went 1,289 to 13,330, about 10.3 times, which is the typical reel rather than the best one. Both numbers are on this page for that reason.
  4. Content produced the demand; the system absorbed it. Meta lead ads, a CRM and the process underneath were built alongside the reels. Benny went from three or four deals a month alone to eight or nine across a team of six, and he credits the plumbing as much as the reach.
