What does Shitul Patel say about TheXMedia?

He had tried other agencies first. This is his account of the difference.

He had been through several marketing agencies before us and never got anything consistent out of any of them. What he wanted was not a lead count. He wanted to be the Gujju realtor, known by that name across the Gujarati community in Canada.

He had been making Gujarati-language content here before almost anyone else, for years, and had never once crossed a million views. He says the first million came in his first month with us.

He arrived at seven to eight thousand followers and is past twenty thousand now. His account of it is that anyone building a brand should plan to work with us long term rather than in bursts.

Who is Shitul Patel?

Shitul Patel is a realtor covering Kitchener, Cambridge, Breslau, London and Hamilton, and he is known to his audience as the Gujju realtor. That is not a slogan we wrote. It is the position he wanted and the reason he came to us.

He was early. He was making Gujarati-language property content in Canada before more or less anyone else was, and by his account he had worked with several marketing agencies without getting anything consistent out of it. He had between seven and eight thousand followers when he arrived and more than twenty thousand now.

What did Shitul ask for?

He wanted one thing, and it was a brand rather than a lead count: to be the Gujarati realtor in Canada, known by that community by name.

What the ideation call surfaced is that his audience is not defined by geography. It is defined by being Gujarati and interested in property, and that community's money moves between Gujarat, Dubai, the US and Canada without much regard for which country the realtor is licensed in.

So the scripts follow the money rather than the postcode. A Surat couple selling land in India to buy in Dubai. What the Gujarati billionaires are buying. Which US cities have large Gujarati populations and what that does to house prices there. He is still a Kitchener realtor; the content is simply not limited to Kitchener.

Which reels built the account?

These are the five biggest of the run, from 2,004,729 views down to 274,519. Four of the five are about property outside Canada, which is the opposite of what works on every other account we run. Play any of them beside the reasoning.

A Surat couple sold land in India and bought a home in Dubai on a flexible payment plan. 76,134 likes, which is more than three times what any reel on the account had managed before.

This is the single clearest statement of who the audience is. Not people looking for a house in Kitchener. People whose family money sits in Gujarat and who are working out where to put it next.

What made the Shitul Patel case study work?

  1. A community is not a catchment area. Four of his five biggest reels are about property outside Canada. His audience is Gujarati people interested in money, and that group is distributed across Gujarat, Dubai, the US and Ontario. Scripting only for Kitchener would have addressed a fraction of it.
  2. Being early is not the same as being found. He was making Gujarati property content in Canada before almost anyone and had never crossed a million views in years of it. The subject matter and the packaging changed, not the language and not the person.
  3. A repeatable format beats a lucky one. The India-to-Dubai purchase ran three times in ten weeks at 2.0M, 527K and 193K. You cannot schedule a fluke, and the second and third instances are what made this a process rather than a story.
  4. His median is the number to plan against. The mean is 95,595 and the median is 10,537. A handful of reels carried the average. The job is to publish enough of them that one gets the chance, not to pick the winner in advance.

Yes, and they are not what carries the account. Every one of the 77 reels in this window is a video; there were no statics or carousels in the package, so the whole of the reach on this page comes from reels alone.

Gujarati for Shitul, and Hinglish, Punjabi and English across the rest of the roster. His is the clearest case on the site for scripting in the community's language rather than the country's: the same person in the same market, in Gujarati, is a different business.

The method transfers, the specifics do not. What worked here is that we found where this community's attention already was and wrote toward it. For a Punjabi realtor in Surrey that answer is somewhere else entirely, which is why the ideation call comes before any scripting.
