Varun Kalia case study: the part-time realtor whose typical reel went up fifteen times

This Varun Kalia case study covers the first 30 reels on a Durham Region realtor's account, from 30 May 2026: 1,778,031 organic views in eighty days. He had published 186 reels himself over the previous three and a half years, with a median of 322 views. Ours has a median of 4,956. That is 15.4 times on the number that describes a typical reel, which is the strongest median move on this site.

All organic. No boosted posts and no bought reach behind any of it. Every figure on this page is scoped to May 2026 to today, with the engagement still running and recounted from a full scrape of the account on 18 August 2026, so the profile can be opened and checked against it.

What did Varun Kalia ask for?

To be known in Durham, by the people who actually sell there.

He is an IT professional selling real estate part-time in Durham Region and working toward doing it full-time. That shapes everything about the brief: he does not have weekdays free to shoot, so whatever we built had to survive a full-time job.

What he asked for was to be known in Durham, so that buyers and sellers came to him instead of him chasing them. He puts his starting point at roughly 400 followers, which is his figure rather than one we can verify from a historical scrape.

By his own account the phone started before the numbers did: calls from Durham business owners in the second or third week, and a business sale closed inside the first month from an Instagram lead. He has since extended for a longer term.

Varun Kalia's account of what the work did for the business, as described to us. It is their telling rather than something we measured.

Who is Varun Kalia?

Varun Kalia sells in Whitby and across Durham Region, in Hindi and Punjabi. He is an IT professional doing this part-time while working toward full-time, which is the least glamorous and most common position a new agent is actually in.

The before period is unusually long and unusually clear: 186 reels of his own since October 2022, averaging 969 views with a median of 322. Same agent, same region, three and a half years of trying. He is at 5,199 followers now on a verified profile.

What did Varun ask for?

Be known in Durham Region. Not a follower count, and not listings marketing: he wanted the people who own property and businesses in Whitby, Ajax, Pickering and Oshawa to know who he was before they needed an agent.

Durham is the commuter belt rather than a crowded downtown market. The problem was not forty agents shouting over each other, it was that almost nobody was making content for the people already living there.

The constraint that shaped the work is that he has a job. A format that needs a shoot day every week does not survive contact with a full-time IT role, so the scripts had to be things he could film in batches and still sound like himself in.

What we did not build was a listings feed. Every reel below is about a decision somebody is already making, which is why they reach people who are not yet looking at his listings.

Which reels built the account?

Five reels, chosen to make five different points. The last one is where the run started, and the median matters more here than any of the big numbers.

794K Aug 2026

Instead of putting $100,000 into one house, what a buyer could do with it across more than one. 793,833 views in August, the biggest reel of the run by a wide margin.

No property in it, no address, no price of anything he is selling. It is arithmetic that a person considering their first investment has probably never had laid out for them.

793,833 views, and the reel a first-time investor sends to their spouse.

What made the Varun Kalia case study work?

  1. The median is the number that moved. 322 to 4,956, which is 15.4 times. Most accounts move the mean much further than the median because one reel carries them. This one moved both, and the median is the one that describes an ordinary week.
  2. Three and a half years of effort was not the problem. He had already published 186 reels himself, averaging 969 views. The gap was never work rate. It was what the reels were about.
  3. A part-time agent needs a format, not a shoot day. He has a full-time IT job. Everything here is filmable in batches, which is the only version of this that survives a working week.
  4. Eighty days is a quarter, not a record. 30 reels and 15.4 times on the median is a strong start and it is still a start. We would rather say that than present a good quarter as a track record.

Frequently asked questions

1,778,031 organic views across 30 reels between 30 May 2026 and mid-August 2026, averaging 59,267 with a median of 4,956. His biggest reel did 793,833. Four reels passed a hundred thousand and six passed fifty thousand.

186 reels since October 2022, averaging 969 views with a median of 322. Same agent, same region, three and a half years. The account is public so both halves can be counted rather than taken on our word.

No, and it is the highest on this site. Most accounts here move the mean a long way and the median much less, because a couple of large reels carry the total. Read it alongside the caveat that this is eighty days of work rather than a year.

By his own account, yes: calls from Durham business owners in the second or third week, and a business sale closed inside the first month from an Instagram lead. Those are his words relayed to us, not something we can measure from a public profile, so we attribute them rather than claim them.

He puts it at roughly 400. He is at 5,199 now on a verified profile. The starting figure is his, because a historical follower count is not something a scrape can recover.

It changes the format more than the output. He has a full-time IT job, so nothing here depends on being available midweek: the scripts are built to be filmed in batches and still sound like him.

30 reels in eighty days, so roughly eleven a month. That is inside the eight to thirteen a month that has compounded on every account on this site.

No. Every figure here is organic with no boosting behind it. We run Meta lead ads as a separate paid service and keep the two apart in reporting.

What does the Varun Kalia case study prove?

A part-time agent in Durham Region who had already published 186 reels went from a median of 322 views to 4,956, which is 15.4 times, in eighty days. The effort was never missing. What changed is that the reels stopped being about property and started being about decisions the audience was already inside. It is a quarter of work and we would rather label it that way than dress it up. The same method runs across our realtor roster and on the Durham Region page, where his numbers sit beside the other local accounts. The same method runs across our realtor roster, and the numbers for Ravi Dhir, Shitul Patel, Benny Jain, Malika Mehrotra, Anand Mistry and Rick and Manisha are written up the same way, each scoped to its own engagement.
